  • Competitive Set (Comp Set): The list of properties you monitor and compare in a market survey.

  • Subject Property: The primary property in a comp set you’re benchmarking against.
  • Unit: An individual apartment unit with attributes such as bedroom/bathroom counts, rent, square footage, availability, and concessions.
  • Floorplan: A group of units with the same layout. Often summarized with metrics like asking rent, net effective rent, rent per square foot, size, and unit counts.
  • Concessions: Discounts or promotions offered to renters (for example, weeks free or reduced fees). Concessions may have restrictions and expiration dates.
  • Net Effective Rent (NER): Rent after accounting for concessions. May also be expressed per square foot.
  • Rent per Square Foot (Rent PSF): Asking rent divided by square footage.
  • Days on Market (DOM): Number of days since a unit or floorplan began being advertised.
  • Exposure: Percentage of units currently available for lease.
  • Advertised Occupancy: Occupancy percentage based on publicly advertised availability.
  • Leased Percent: Percentage of units currently leased.
  • Pre‑Leased Percent: Percentage of units committed for a future move‑in.
  • Available Units Count: Number of units currently available (vacant and occupied but available).
  • Vacant Units Count: Number of units currently vacant.
  • Aggregation Type: The method used to roll up floorplan or unit metrics (for example, average) across records.
  • Unit Style: A unit category such as affordable, standard, penthouse, or renovated.
  • Geo Boundary: A defined geographic area used to filter or group properties.
  • Geo Boundary ID: The numeric identifier of a geo boundary returned by search.
  • Geo Type: The category of a geo boundary. Common values include MSA, Submarket, Census Place (city/town), Zip Code, County, and Neighborhood.
  • Centroid: The latitude/longitude of the center point of a geo boundary.
  • GeoJSON: A standard format for describing geographic geometries (used to pass polygons for spatial filters).
  • Account ID: The identifier of the ApartmentIQ account that scopes your data access.
  • Property ID: The unique identifier of a property in ApartmentIQ.
  • Unit Mix: Estimated count or share of each floorplan type within a property.
  • Unit Mix Percent: The percentage of a property’s units that belong to a given floorplan type.
  • Comp Score: A property’s overall match score within a comp set.
